Raw land made ready for a builder: the lot cleared, the pad built, a driveway a concrete truck can use, and the culvert in at the road. One call instead of three separate crews.
Most people buying land think of a home site as one job. It is really several trades in a row: clearing, stripping, cut and fill, a road for the trucks, drainage at the entrance, and stone. When those are separate crews, every gap between them is a week you wait and a chance for someone to blame someone else.
We run it as one job. Bring your house plan or your builder’s site plan, and we will walk through what has to happen, in what order, and what we need from you before we start.
Find your property corners or have them staked. Know where the house, septic and well are planned, because a pad in the wrong spot is expensive to move. Septic siting in particular goes through the county health department, and it can decide where everything else goes, so sort that out first.
Have your builder’s elevation if you have one. If you do not have a builder yet, tell us that too. We can clear and rough in now and finish the pad once you know what you are building.
We quote every job on its own. These make the biggest difference.
A flat lot needs little dirt moved. A hillside lot can need a real cut and fill to get a level pad.
Open pasture is a short clearing job. Thick timber takes longer and leaves more to deal with.
Fill dirt, chert and gravel add up by the load. Good on site dirt can bring that number down.
A long way in from the road adds stone, and it may add a culvert or two.
It depends on the slope, what is growing on the lot, how long the driveway is and how much material has to come in or go out. We quote it as a full job once we see the lot and your plan. Call or text (256) 735-3214.
Get the septic site approved before final grading if you can, because it can limit where the house goes. We can clear enough to let the soil tester get in, then finish once the layout is set.
No. We get the site ready for the people who do. Your builder or foundation crew takes it from the finished pad.
Yes. Send us the site plan or have your builder call. Getting the pad height and driveway grade right the first time is easier with everyone on the same page.
That is the goal of a construction entrance. We build it to take loaded trucks, then top dress it when the heavy work is done if you need that.
Usually for the house, and sometimes for land disturbance or the driveway entrance. Who handles it depends on your town or county. Your town page lists what we know, and we flag what applies when we quote.
We prep home sites across north Alabama from our base in Cullman. See the local notes under service areas, or call (256) 735-3214 for a free estimate. Need only the flat spot? See building pads.
Send a few photos, a map pin and what you want the land to do. Kalob will tell you what it takes and how many days it should run before anyone unloads a machine.
