Boaz Land Clearing & Home Site Prep

Boaz runs across a county line on top of Sand Mountain. Acreage off AL 168, AL 205 and US 431 gets cleared and made ready for a house, with the fill, chert and culvert handled by one outfit.

Two counties, three creeks and one flat mountaintop

Most of Boaz lies in southeastern Marshall County, but the city runs south into Etowah County, including Mountainboro, a town that Boaz annexed and that stopped being its own town in 2009. Sardis City borders it to the southeast. The water splits here too. Most of Boaz drains west to Slab Creek or Clear Creek and on to the Locust Fork of the Black Warrior. The east side drops over the Tennessee Valley Divide to Short Creek and the Tennessee River. So two neighbors on the same mountain can be in different counties, answer to different offices, and send rain in opposite directions.

Boaz has changed its living more than once. Cotton gave way to poultry and livestock after the boll weevil and the Depression, then came car lots, then the outlet stores. Now it is more about places to live. The census went from 9,551 people in 2010 to 10,107 in 2020. A common kind of tract out toward Douglas is generally flat, mostly open pasture with scattered shade trees and a rocky bottomed stream along one side. Ground like that clears fairly easy. The real work is usually at the edges: the creek side, the road ditch, the low corner where a house should not go.

What grows here

Open pasture with scattered shade trees, pine coming into idle fields, and oak, hickory and blackgum in the woods along the creek sides.

What the ground does

USDA describes plateau series such as Hartsells and Crossville as well drained, with sandstone inside 20 to 40 inches. Flat tops clear easy, while stream edges and ditch lines take a closer look.

Common jobs here

House sites on a few acres, chert driveways with a pipe at the ditch, fill brought in, and a yard opened up around the keepers.

The work

These photos come from Suttles & Sons, not a stock library. If a shot came from somewhere other than Boaz, keep in mind a Sand Mountain pasture and a valley bottom do not work alike.

Start by working out which side of which line you are on

Inside the city, Building and License Inspection on North Broad Street handles permits and zoning questions, and the city says contractors need a permit before they begin work. Its page says nothing about a stand alone clearing or land disturbance permit, so call before assuming either way. The city’s subdivision rules cover the corporate limits, and its engineer signs off on drainage in subdivisions.

Boaz zoning has a few things worth knowing. The AG district has a 5 acre minimum lot and prohibits concentrated animal feeding operations as the EPA defines them, along with indoor grower confinement operations, so check before planning poultry houses in the city limits. Sites in the Highway 431 and Highway 168 overlay districts need a statement of runoff before and after construction, and the rate after cannot exceed the rate before for a 25 year storm.

Outside the limits, the office depends on the county: the Marshall County Engineer in Guntersville or the Etowah County Engineer in Gadsden. Marshall’s subdivision rules, written for new subdivisions, set driveway side drains on ditch section roads at 15 inches minimum and 24 to 32 feet long, with the owner or developer installing them. Plan on ADEM’s stormwater permit at one acre or more of disturbance or a common plan adding up to that, and on ALDOT for entrances on a state route. We will flag what we are aware of when we quote, and the agency’s answer outranks ours.

What changes the number on a Boaz home site

Small tracts can still run very different prices. These are what make the difference here.

How grown up it has gotten

Open pasture with a few shade trees is quick. An old field gone to pine and briars takes real machine time.

The ditch at the road

Pipe length, ditch depth and how much fill it takes to cover it all land in the price of your way in.

Loads brought in

Raising a house site or building a long drive takes truckloads, and how far they run from the source matters.

Creek side ground

Land along a stream needs a closer look. Where it stays damp, the work may have to wait on dry weather or move uphill.

Boaz home site and clearing questions

How much is it to get a home site ready in Boaz?

That depends on how grown up the land is, how long the driveway runs, whether the road ditch needs pipe and how much fill the house site takes. Each tract gets its own quote. Send pictures and a map pin to (256) 735-3214.

What do you do with the brush you clear?

It gets ground into mulch and stays on your ground. Nothing is burned. If something needs to leave, such as dirt from a cut, our own dump trucks can carry it out.

Can you save the shade trees in my pasture?

Yes, and those are usually what make a house site worth having. Show us which ones stay, and tell us where the house is going so the pad and driveway can work around them.

What permit do I need to clear land in Boaz?

Call Building and License Inspection first if you are inside the city. Its page does not list a clearing permit, but it does say contractors get permits before work. In the county, call that county's engineer. An acre or more of disturbance can mean ADEM. We bring up what we know of during the quote.

Does it matter if my land is in Etowah County?

It can. Part of Boaz is in Etowah County, including Mountainboro, and county road questions there go to the Etowah County Engineer instead of Marshall's. The clearing itself is done the same way either side.

Can I build chicken houses on land inside Boaz?

Check first. The city's AG district prohibits indoor grower confinement operations and concentrated animal feeding operations. Land outside city limits has different rules, so ask your county and your integrator before ordering a pad.

Can you put the driveway and the culvert in together?

Yes, and it makes sense to. A chert and gravel driveway and a driveway culvert are better planned as one job, so the pipe, the fill over it and the stone all line up.

Will you quote it off a few pictures?

In most cases. Get the road ditch, the thick parts and any wet spots, and drop a map pin. Should it need a walk through, we will let you know.
